Chaparral Estates by Shea Homes is a Master planned Community located in Gilbert, Arizona approximately 20 miles east/southeast of Phoenix. Conveniently located near restaurants, shopping malls, and schools, it offers access to many major freeways including the US 60 and the 202 San Tan Freeway. Higley High school is one mile away and the K-8 school Chaparral Elementary is located in our community.

Posted 25 mph along Frye Rd and in our community, 15 mph during school hours. As our communities K-8 school is now open (Chaparral Elementary), please be mindful of your speed through our community. While this is a great opportunity for our community to have this school here, it also brings with it more responsibility from us to be more respectful of our laws and protection for our children. Gilbert PD has been monitoring our streets and been issuing citations along Frye Rd and Chaparral. By going the speed limit you might get home 10 - 20 seconds later however you might avoid a ticket but more importantly safe guarding our children who will be more abundant around our parks, sidewalks and school. Home Owners Association
Chaparral Estates offers many amenities including a recreational park with a playground, basketball court, & open grass fields. Enjoy long strolls along the scenic sidewalk paths. Take advantage of swimming, golfing and other athletic activities close by. Our Association is governed by a professional management company and a seven member Board of Directors elected to the board by the members of the community. Board of Directors meetings are held once a month. Each meeting is devoted to HOA business and homeowners who may have issues, concerns or ideas they would like to bring before the Board and Management company.
